The Kalmar Group is excited to partner with LIV Indy Property Management to find their next Director of Operations.

LIV Indy is a fast-paced property management company that thrives on a win together culture, combined with a hustle mindset.

Focused on delivering excellent service, LIV Indy fosters a collaborative and growth-oriented environment. They are located in the Greater Indianapolis area, with hybrid remote work flexibility for high performers (but this person must live in Indianapolis).

Position Overview :

The Director of Operations will oversee all aspects of the company's operations, leading a lean and highly efficient team.

This individual will be responsible for balancing hands-on team management with high-level strategic oversight. The role is ideal for someone who excels in a dynamic, 24 / 7 industry, and is passionate about creating operational efficiency while delivering exceptional client service.

The Director of Operations will play a key role in ensuring that clients remain loyal to LIV Indy.

Key Responsibilities :

Team Management :

  • Responsible for hiring, training, and mentoring a team to ensure operational excellence.
  • Empowers team members to proactively resolve issues, fostering a culture of accountability and high performance.

Systems and Process Oversight :

  • Builds, implements, and tracks effective systems and processes that support single-family property management operations.
  • Continuously monitors key performance indicators (KPIs) to ensure operational efficiency and client satisfaction.

Business Health & Client Relationships :

  • Maintains a comprehensive understanding of the overall health of the business, with detailed knowledge down to the client level.
  • Balances client needs and empowers the team to deliver exceptional service while ensuring financial health and sustainability.

A Day in the Life :

The Director of Operations will face a variety of daily challenges, from managing escalated client concerns to empowering the team to take ownership of tasks.

They will prioritize urgent matters, delegate routine work, and maintain oversight of every property under management. The role involves leading team meetings, monitoring KPIs, and strategizing around operational improvements to ensure top-notch service and client satisfaction.

Hybrid remote work is available, particularly once the individual demonstrates their ability to work independently and deliver results.

Required Experience & Skills :

Professional Experience :

  • Proven experience in hiring, training, and leading teams.
  • Expertise in building, implementing, and tracking systems and processes.
  • Ability to navigate a 24 / 7 / 365 industry while maintaining a healthy work-life balance.

Specialized Education :

  • Bachelor’s Degree preferred.
  • Real Estate License (not required, but will complete in onboarding)

Challenges of the Role :

One of the most challenging aspects of this role is managing tasks and urgent situations that can arise at any time, day or night.

The Director of Operations will need to inspire their team to perform at a high level while delivering excellent customer service, even in high-pressure situations.
