Position Summary
Full-time, experienced Property Manager that would be responsible for the daily operations and overall management of Nico properties. Duties to include leasing units, handling tenant relations, overseeing maintenance and repairs, managing budgets and expenses, and ensuring properties remain in compliance with local laws and regulations. Property Managers act as the main point of contact between property owners and tenants, working to protect the value of the property while maintaining a positive living or working environment for occupants.
- Manage the financial performance of the property by overseeing rents, occupancies and expenditures.
- Supervise resident retention, renewal and leasing programs to maintain maximum occupancy.
- Oversee resident relations, which includes taking resident phone calls, requests and concerns.
- Ability to meet leasing and operational goals set by management
- Ability to effectively convey ideas, images and goals to a diverse group of individuals
- Ensure compliance with Company policy, as well as federal and local regulations.
- Review compliance of training programs for the team to support training and counsel of onsite staff.
- Remain informed of current and new laws, including OSHA and company safety requirements for all staff
- Willingness to establish and maintain positive relationships with vendors, and the ability to conduct Request for Proposals (RFPs) for new vendors
- Oversee daily leasing paperwork and proper completion of service requests.
- Analyze monthly performance and budget projections, discuss strategies with the Regional Property Manager and complete annual asset business plans and budget forecasts.

Qualifications :
Five to seven years of experience as a supervisor / manager of multi-family housingStrong customer service and verbal and written communication skills that function to improve resident satisfaction and retentionAbility to lead and manage a cohesive property management team that produces consistently positive outcomes with strong employee satisfaction and minimal staff turnoverStrong sense of strategic thinking and initiative to identify and preempt risks to the successful operation of a propertyCompetency in computer and internet, Microsoft Office, and property management softwareCRM experience preferredProfessional presentation and demeanor at all timesStrong organization, problem-solving and attention to detailAppFolio - 1 year (Preferred)Leasing : 5 years (Required)Property Management - 5-7 years (Strongly preferred)Position is full-time (Monday-Friday, 8 : 30 am - 5 : 00 pm), with a base salary plus quarterly bonuses.
