Join Our Team as a Service Manager at Advenir Azora Living!
As a leader, you’ll manage a maintenance team, ensuring apartments are ready for move-ins, handling renovations, and providing top-notch maintenance services. You’ll play a key role in resident satisfaction, lease renewals, and achieving property goals with your Community Manager.
Key Responsibilities :
Renovation Coordination
Partner with construction and renovation teams to schedule and complete interior and exterior renovations.
Inspect completed work to ensure it meets company standards and scope specifications.
Assist with punch lists, quality control, and sign-off on completed units.
Track progress of renovation phases and communicate updates to the Community Manager.
Maintenance Operations
Lead the day-to-day maintenance operations for occupied and vacant units.
Ensure service requests are completed promptly and to resident satisfaction.
Oversee preventative maintenance schedules for HVAC, electrical, plumbing, and other systems.
Maintain inventory and order supplies to support both maintenance and renovation activities.
Team Leadership
Supervise service technicians, providing training, guidance, and performance feedback.
Coordinate workloads between regular maintenance duties and renovation support.
Enforce safety protocols and ensure OSHA compliance across all on-site operations.
Vendor & Contractor Management
Work closely with vendors, contractors, and inspectors to ensure compliance with company policies and standards.
Monitor vendor performance, review invoices, and verify completion of work.
Support bidding and selection of contractors for repair and renovation tasks when applicable.
Resident & Property Relations
Maintain professionalism and communication with residents impacted by renovation or maintenance work.
Ensure that temporary fixes or accommodations are made when construction affects resident living conditions.
Respond promptly to emergencies or service escalations.
Budget & Compliance
Assist in monitoring maintenance and renovation-related expenses.
Support adherence to project budgets and timelines.
Maintain detailed maintenance and inspection records for compliance and reporting purposes.
Qualifications :
5+ years of multifamily maintenance experience, including supervisory responsibilities.
Proven experience managing renovations or major capital projects preferred.
Advanced knowledge of HVAC, plumbing, electrical, and appliance repair.
EPA Certification (Universal) required; CPO preferred.
Strong organizational and communication skills; ability to work in a fast-paced, evolving environment.
Proficiency in property management or work order systems (Entrata).
