Overview :
We are seeking a highly motivated and versatile construction professional to lead commercial construction projects, with a strong emphasis on small-scale tenant improvement (TI) jobs. This role combines the responsibilities of both Project Manager and Superintendent, particularly for fast-paced projects lasting approximately 6 weeks or managing multiple jobs simultaneously (1–3 at a time).
Key Responsibilities :
- Oversee the full project lifecycle, including coordination of RFP responses, site walks, bid solicitations, estimate development, and client presentation support.
- Develop well-structured technical proposals, incorporating pricing, scope, compliance, qualifications, and executive summaries. Work with internal contributors to manage deadlines, updates, and revisions.
- Lead and manage virtual administrative staff and field teams, providing coaching and performance feedback as needed.
- Track and manage project budgets; analyze financial reports to ensure costs align with budget expectations.
- Direct and support on-site operations, ensuring compliance with plans and specifications.
- Evaluate project risks, support contract negotiations, and assist in determining project fees and pricing.
- Build and maintain strong working relationships with architects, subcontractors, suppliers, and other key partners.
- Create and maintain a comprehensive Master Project Schedule; oversee its execution and necessary updates.
- Maintain effective communication across all internal and external project stakeholders. Address challenges proactively and constructively.
- Utilize accounting platforms to generate and track pay applications and ensure timely client payments.
- Provide regular project updates to leadership, including progress and budget status.
- Encourage the adoption of company technology and systems across the team.
- Oversee the processing of all submittals, with support from virtual assistants.
- Promote a culture of inclusivity and team collaboration across project teams.
Superintendent-Specific Duties (for smaller or dual-role projects) :
Ensure construction work is performed according to approved documents and standards.Oversee general conditions and project-specific requirements to stay within budget.Make daily decisions affecting scheduling, logistics, staffing, and quality control.Act as the main point of contact for clients, architects, engineers, and trade partners on-site.Please Note : Certain projects may involve working on secured sites that require security clearance or background screening as a condition of employment.
Qualifications :
Proven ability to manage multiple tasks and competing priorities under tight deadlines.Excellent attention to detail, with strong organizational and communication skills.Skilled in business and technical writing, editing, and document development.Proficiency in Microsoft Office Suite (Word, Excel, PowerPoint, Outlook, OneDrive).Familiarity with construction management software such as Bluebeam, Procore, and Canvas (or willingness to learn).Understanding of public and private procurement standards is a plus.3–4+ years of experience managing commercial construction projects.Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or a related field.Experience with MS Project or equivalent scheduling tools preferred.Compensation :
Full-time salaried (exempt) position. Competitive pay based on experience and qualifications.DOE : $80k - $100kPre-employment drug testing and criminal background checks will be conducted upon hire.
