The Company’s portfolio consists of approximately 11,800 apartments in NYC and 3 million square feet of Office and Retail space split among NYC, Washington DC, and Philadelphia. In addition, the Company is currently in the design and construction phase of an additional ~1,300 apartment units in Chelsea and Greenpoint, two commercial to residential conversion projects that would yield an incremental ~1,000 units and a 3.0M sf super-tall mixed-use office and hotel development adjacent to Grand Central Terminal.

About the Role
The Senior Property Manager is responsible for overseeing the daily operations, vendor performance, engineering oversight, and tenant service delivery for a Midtown NYC Class A office portfolio. This role ensures the consistent delivery of premium standards in building maintenance, tenant experience, and compliance with operational and safety codes. It includes personnel management, preventive maintenance, vendor and contract oversight, and direct engagement with unionized and non-union building staff and consultants. The Senior Property Manager is expected to perform as a key liaison between ownership, tenants, engineers, and vendors, upholding service expectations aligned with the highest level of commercial office operations.
Key Responsibilities
Operations & Building Management
- Oversee daily building operations at the Midtown Class A properties and provide support and guidance to staff or vendors.
- Supervise contracted services and enforce accountability to contractual scope, timelines, and Class A standards.
- Conduct building inspections and oversee in-house maintenance and third-party vendor response to deficiencies and planned maintenance.
- Manage mechanical and system repairs & maintenance in coordination with the onsite team. Make recommendations for extraordinary repairs.
- Ensure compliance with all testing, inspections, and regulatory codes (e.g., Local Law 11, Local Law 87, 97, 84, FDNY, DOB).
Collaboration of Construction & Capital Projects
Collaborate with Interdepartmental Teams, Project Managers and Engineers to coordinate review of projects and schedules as it relates to building operations.Participate in planning, oversight, and delivery of vacancy preparation.Tenant Relations
Oversee and serve as the secondary point-of-contact for tenant service requests and concerns; address and resolve issues promptly and professionally.Support property management and Asset Management teams with tenant onboarding, move-ins, and lease compliance requirements.Personnel Management
Direct, evaluate, and oversee unionized, non-union building staff; work with onsite property management team for performance evaluations, disciplinary actions, and ensure compliance with CBA policies.Serve as liaison to union delegates on matters affecting unionized personnel.Oversee third-party contractors, ensuring best-in-class delivery and adherence to scope and service level agreements.Quality Control
Oversee appearance and aesthetic standards in common areas, tenant corridors, and lobby environments.Administer contracts and inspections for specialty services and janitorial upkeep.Financial & Operational Reporting
Collaborate with the property management team to ensure timely execution of vacancy & occupancy reports, and ensure timely processing of move-ins, vacates, and related diligence.Assist with budget planning, forecasting, and variance analysis.Hospitality Oversight
Provide a secondary level of oversight of the Hospitality Department, including amenity floors.Supervise, train, and develop amenity staff; ensure adherence to procedures and maintain high service standards.Emergency & Off-Hours Responsibility
This is a salaried / exempt in-person position requiring occasional availability outside of standard business hours. Must be accessible after hours to personally respond or provide direction to building personnel for emergencies including leaks, fires, freeze-ups, and mechanical failures.Communicate effectively with senior leadership during incidents and draft timely incident reports.Qualifications
Bachelor’s degree in Real Estate, Facilities Management, Business, or related field preferred; 7–10 years of experience managing commercial office properties, including at least 3 years with Class A operations.Proven leadership in overseeing union and non-union building staff, mechanical systems (HVAC, plumbing, fire suppression), vendor contracts, and regulatory compliance.Strong communication, multitasking, and organizational skills; adept at managing timelines, tenant relations, and fast-paced operational demands.Proficient with building technology systems. Any experience with MRI, Nexus, Angus, Microsoft Office Suite, PDF editing tools, and virtual collaboration platforms (Zoom, Teams) or similar platforms are a plus.Compensation
$150,000 – $170,000
