job_description.job_card.job_descriptionLead pre-construction phase activities Manage multiple concurrent projects effectively Develop and mentor junior estimators and interns Assist with project management functions as needed Maintain organized documentation and disciplined work processes Work closely with internal teams (Estimators, Project Managers, Executive Team) Partner with external stakeholders (owners, architects, engineers, trade contractors, CM) Present and reconcile estimates with design teams and clients Participate in project meetings and value engineering studies Provide constructive input on design improvements and estimating procedures Assess cost effectiveness of products, projects, and services Track actual costs against estimates throughout project lifecycle Evaluate make-versus-buy decisions for materials and labor Generate comprehensive scope documentation Ensure estimate accuracy and completeness Any other duties as necessary or assigned Bachelor's degree in related field and / or minimum of 5 years related experience or an equivalent combination of education, training, and / or experience Demonstrated expertise in projects ranging from $250K to $15M Thorough understanding of construction documents and specifications Comprehensive knowledge of building components and systems Expertise in conceptual estimating Proficiency in required software : Microsoft Office Suite (Word, Excel, Outlook) Construction-specific tools (Procore, Pro-Est, Bluebeam) Ability to learn and adapt to new software platforms Demonstrated ability in coaching and motivating staff Strong planning, delegation, and decision-making capabilities Experience leading project discussions and presentations Proven problem-solving and analytical abilities Excellent written and verbal communication skills Strong attention to detail while managing multiple tasks Ability to thrive in fast-paced environment Goal-oriented with positive approach to new challenges Commitment to teamwork and customer service Strong alignment with company culture and core values
Introduction & Role Description
Reporting to the Director of Preconstruction, this role leads the development and management of construction cost estimates, from conceptual to final pricing, while overseeing preconstruction services to ensure successful project execution. The position requires expertise in both detailed cost estimation and project planning, serving as a key liaison between internal teams, clients, and stakeholders throughout the preconstruction phase.
Duties and Responsibilities include, but not limited to :
Pre-Construction & Estimation
- Review project specifications, blueprints, and drawings to determine scope and prepare detailed cost estimates
- Develop conceptual estimates and written clarifications from preliminary designs
- Prepare preliminary project schedules for pre-construction planning
- Perform site visits to assess access, utilities, topography, and site conditions
- Create Guaranteed Maximum Price (GMP) estimates, including allowances, clarifications, and exclusions
- Maintain historical cost data and supplier / contractor directories
- Ability to develop complete conceptual estimates and written clarifications based on preliminary design and limited information.
- Generate sound documentation for scope of work assumed in estimates.
