Immediate need for occupancy specialist :
The Occupancy Specialist is responsible for managing all aspects of the leasing and occupancy process for affordable housing or public housing programs. This role ensures compliance with federal, state, and local regulations while maintaining accurate tenant records, certifications, and lease documentation. The Occupancy Specialist serves as a key liaison between residents, property management, and regulatory agencies to ensure efficient and fair housing operations.
Key Responsibilities :
Conduct applicant interviews, determine eligibility, and process move-ins, annual recertifications, and interim recertifications in accordance with HUD, LIHTC, or other housing program requirements.
Review income, assets, and household composition to ensure compliance with applicable housing regulations.
Maintain accurate tenant files and documentation for audits and compliance reviews.
Assist residents with lease renewals, transfers, and terminations, ensuring all paperwork is complete and compliant.
Respond to tenant inquiries regarding eligibility, rent calculations, and program requirements.
Collaborate with property management to ensure timely unit turnovers and occupancy rate goals are met.
Prepare reports and maintain records related to occupancy, leasing activity, and compliance.
Conduct regular file audits and assist in preparing for agency or investor inspections.
Stay current with HUD, Tax Credit, and Fair Housing laws and regulations.
Qualifications :
High school diploma or equivalent; Associate’s or Bachelor’s degree preferred.
2+ years of experience in property management, affordable housing, or a related field.
Knowledge of HUD, LIHTC, Section 8, or other affordable housing programs.
Strong attention to detail and organizational skills.
Excellent communication and customer service abilities.
Proficiency in property management software (e.g., Yardi, RealPage, MRI).
Certified Occupancy Specialist (COS) or equivalent certification preferred.
