Commercial Building Engineer
Location : N. Dallas, corner of Spring Valley and Midway
Pay : $70,000 - $75,000
- MUST HAVE CLASS A OFFICE COMMERCIAL REAL ESTATE EXPERIENCE, NO EXCEPTIONS
Position Summary : Provides assistance and support in the repair, maintenance, and installation of mechanical equipment, machines, tools, and in the maintenance of buildings / properties, grounds, and utility systems of commercial office buildings by performing the following duties.
Essential Duties and Responsibilities include the following.
Maintains superior client and customer service practices at all times.Repairs, maintains, and installs machines, tools, and equipment to ensure continuous operations.Performs maintenance activities on utility systems to provide continuous supply of heat, electric power, gas, or air required for operations.Assists in ongoing preventive maintenance program in conjunction with other engineering and maintenance staff.Inspects operating machines and equipment for conformance with operational standards.Identifies low levels in department inventory; maintains inventory including proper storage and knowledge of use.Assists in compliance with Hazard Communication Program, including Material Safety Data Sheet (MSDS), labeling, storing and handling of materials, etc.Assists with the identification of safety procedures, equipment and protective clothing requirements.Responds to work orders as directed by management.Assists in the application of key control policies and procedures.Assists the Chief Engineer and Property Manager with other duties as requested.OTHER SKILLS AND ABILITIES
Knowledge of and understanding of the use of tools needed to perform work on electrical and mechanical systems.Understanding of pneumatics.Technical skills in the areas of : plumbing (pipe cutting, resolution of sewer back-up problems, etc.) electrical systems (wiring, tracing out bad circuits, etc.) HVAC systems, pneumatics, fire and life safety systems.Working knowledge of air and water balancing.Computer skills.Ability to meet work standards and varying work schedules as necessary.Ability to read hazard material labels and instructions.Ability to recognize the needs and be sensitive to the feelings and concerns of customers and employees.Ability to work within set standards and procedures, be able to receive guidance, supervision, follow work rules, safety and security practices, and meet deadlines.Ability to work with all staff members as a team.Ability to work independently and self motivate.Good communication skills.
