SCI, the leading executive search firm in the real estate industry, is seeking a Senior Finance Manage r to join one of the largest developer / owner / operator of affordable housing in its region.
Overview
The Senior Finance Manager is a key member of the company's development team, responsible for leading the financial structuring , underwriting , and closings of complex affordable housing projects. This role also will be involved in capital markets , ensuring long-term financial sustainability of new developments and acquisitions by coordinating equity and debt financing and navigating public and private funding sources.
This position will work across departments, including Asset Management, Property Management, and Finance, and work with the Vice President of Real Estate on development finance strategy. The role may also provide consulting services to partner organizations.

Key Responsibilities
Project Finance Leadership
Lead the structuring and closing of real estate development financing, including 4% and 9% LIHTC, tax-exempt bonds, and layered public funding.Develop and maintain detailed pro formas and financing models for assigned projects.Manage relationships and negotiations with lenders, investors, and public funders.Prepare and manage predevelopment and construction phase budgets, including draw schedules and tracking uses / sources.Underwriting & Due Diligence
Evaluate project feasibility and guide internal decision-making with sound financial analysis.Underwrite potential acquisitions and rehabilitation projects, as well as refinance strategies.Collaborate with Asset Management to ensure alignment on long-term financial and operational assumptions.Cross-Departmental Collaboration
Work closely with Project Managers on financing deliverables.Coordinate with Asset Management, Compliance, Lease-Up, and Property Management on rent structures, income targeting and operating expense.Support the transition from development to operations.Permanent Conversion & Closeout
Oversee and manage the permanent conversion process for assigned projects, ensuring all financial, legal, and regulatory requirements are met.Lead coordination of cost certification processes with external auditors, development team, and finance staff.Manage the timely issuance and submission of IRS Form 8609s, coordinating with the investor, syndicator, and state housing agency as needed.Ensure that operating budgets and stabilized financials demonstrate compliance with required debt coverage and reserve requirements prior to conversion.Monitor and manage the transition of projects from construction to operations, including ensuring all documentation is complete, accurate, and filed according to internal protocols.Collaborate with Asset Management and Finance teams to close out development books, finalize funder reporting, and ensure long-term compliance obligations are properly handed off.Strategic Development Finance
Serve as an internal expert on LIHTC policy and public funding programs.Shape organizational financing strategy, including pipeline planning and capital needs forecasting.Identify opportunities for innovative financing tools.Desired qualifications
Strong track record of leading successful LIHTC financing for projects on GP, LP, Syndication or Lending / CDFI side.Expertise in financial modeling, debt / equity structuring, and real estate closings.Knowledge of affordable housing funding sources and compliance requirements.
