Leasing and MarketingHandle telephone and on-site traffic, provide information about apartments and the community to prospective residents, schedule visits to the community, and show made-ready apartments.Successfully close new sales, lease apartments, and determine if prospective residents meet community qualifications.Maintain an accurate and in-depth knowledge of all aspects of the community, particularly in areas such as rent and pricing information, vacancies, apartment availability, lease expirations, square footage, etc.Complete follow-up Thank You notes, call-backs, and e-mails with prospects after the initial community visit.Monitor all vacancies and future vacancies in order to react proactively to future occupancy needs.Understand and comply with Fair Housing laws and regulationsWork with the community staff to make sure that the propertys appearance is acceptable and that apartments are ready to show to prospective residents.Inspect vacant apartments on a regular basis to ensure that they are ready to show to prospective residents.Assist with implementing resident retention and renewal programsMonitor community advertisements, the effectiveness of responses, and maintain the ad book.Gather information about markets and communitiesAnalyze concerns associated with apartments which are slow to leaseAssist other staff members as neededMaintain open communication with other members of the communityRepresent the Company in a professional mannerEffectively explain all lease and community policies to new and current residentsAssist in the planning and implementation of, and attends, various community sponsored resident functions and activities.Administrative Duties :
Accurately and efficiently prepare and assist with all leasing paperwork (i.e. applications, lease agreements and addendum, and move-in packets).Conduct follow up activity as needed with new and current residents in order to establish and maintain positive resident relations.Complete service requests and communicate requests to the maintenance staff on a timely basisCollect security deposits, rent and all other fundsAbility to translate financial and legal real estate terminology into common languageAttention to detail for managing all aspects of lease terms, including conflict resolution, move-in procedures and financial transactionsSafety Responsibilities :
Learn and ensure compliance with all federal, state, local, and company safety rulesEnsure that unsafe conditions are corrected in a timely mannerPhysical Demands of the Job :

All Leasing Agents are required to work at least 1 Saturday per month16 hours / weekRequired Education and Skills :
Must possess a valid Wisconsin drivers license and personal vehicle with state minimum auto insuranceProficient in operation of Microsoft Office, Word, Excel, Publisher, andAbility to work a flexible schedule including some evenings and weekends
