Job Summary : The Director of Housing will lead and oversee the operational aspects of KWA's affordable housing projects and assets and lead developmental efforts of future projects.

This role is pivotal in ensuring the successful management of existing low income and affordable housing projects while actively pursuing new development opportunities.

The Director will be responsible for developing a master plan for KWA's affordable housing objectives, for overseeing the financing and construction, and for the long-term sustainability of housing initiatives that align with the organization's mission to provide housing solutions for low income seniors.

The Housing Director will be overseeing the property management company and property managers managing 278 units of multifamily housing and six residential units across two counties.

Key Essential Responsibilities :

  • Operational Management :
  • Oversee the day-to-day operations of multiple affordable housing projects comprising 278 units of multifamily housing and 6 residential units across two counties.
  • Ensure compliance with all federal, state, and local regulations.
  • Develop and implement policies and procedures for property management.
  • Develop and oversee budget and property management company to ensure quality tenant services, compliance with local, state and federal funding requirements and regulations.
  • Evaluate whether to bring property management inhouse or maintain outsourced or a combination.
  • Development and Financing :
  • Identify and evaluate potential development opportunities.
  • Lead the financing process for housing projects, including securing funding through grants, loans, and other financial instruments.
  • Oversee the construction process, ensuring projects are completed on time and within budget.
  • Establish partnerships with local governments, community organizations, and financial institutions.
  • Strategic Planning :
  • Collaborate with the Executive Director, Board of Directors and Housing Committee of the Board of Directors to develop master plan and develop strategic plans for expanding housing opportunities to align with KWA's vision and mission.
  • Analyze market trends and adapt strategies to meet the changing needs of the community.
  • Advocate for policies that support affordable housing development and funding.
  • Team Leadership :
  • Manage a team of in-house and contract housing professionals, providing guidance and support to achieve departmental goals.
  • Foster a collaborative work environment that encourages innovation and excellence.
  • Community Engagement and Advocacy :
  • Stay current on state, federal and local legislation on affordable housing and advocate on behalf of KWA's goals and plans
  • Connect and engage with legislators and agencies, both local, state and federal, as well as private foundations to further KWA's affordable housing initiatives.

Essential Qualifications :

  • Bachelor's degree in Business Administration, Real Estate, Urban Planning, or related field.
  • Minimum of five years of experience in affordable housing management and development.
  • Proven track record of managing multiple housing projects simultaneously.
  • Strong understanding of affordable housing finance, grant application, construction, and property management.
  • Excellent leadership, communication, and negotiation skills.
  • Ability to work collaboratively with diverse groups, including with elected officials and regulatory agencies, property management companies, staff, and community partners.
