Position Summary :
The Business Manager is responsible for overseeing the property's daily operations, including financial management, resident relations, and leasing activities.
This role involves ensuring the property's performance and value through detailed financial reporting, effective budgeting, and operational excellence.
EDUCATION, EXPERIENCE, CERTIFICATION :
Qualifications :
- 3 years of managerial experience in property management with a focus on financial oversight and operational management.
- Proficiency in property management software and financial tools.
- Strong analytical, organizational, and communication skills.
Preferred Qualifications :
Certification in property management or accounting (e.g., CPM, CAM, CPA).
RESPONSIBILITIES :

Financial Management : Facilitate rent collections and manage delinquency accounts. Prepare and analyze detailed financial reports, including budgets, reclassifications, and variance analysis.
Assist the General Manager in compiling comprehensive financial reports and operational oversight reports. Oversee Statements of Deposit Accounting and ensure accuracy within company policies.
Budget and Financial Planning : Assist in the preparation of annual budgets and long-term financial plans. Monitor budget performance and recommend necessary adjustments.
Conduct regular financial reviews to ensure adherence to financial targets.
Operational Oversight : Supervise property staff to ensure high standards of maintenance, leasing, and resident services.
Coordinate daily operations, including scheduling, maintenance, and vendor management. Ensure apartments are move-in ready and manage the preparation of lease-related paperwork.
Resident Relations and Customer Service : Respond to resident requests and resolve complaints to ensure high levels of customer satisfaction.
Coordinate and host resident events, such as parties and community functions. Implement and maintain customer service standards in line with company policies.
Leasing and Marketing : Conduct property tours for prospective tenants, showcasing community amenities and available apartments.
Oversee leasing processes, ensuring accuracy in lease agreements and legal documentation. Develop and implement sales and marketing strategies to attract and retain residents.
Manage online reviews and social media accounts, and post to relevant platforms as directed.
Compliance and Risk Management : Ensure adherence to Fair Housing regulations and company best practices throughout the prospect and resident lifecycle.
Conduct regular inspections and audits to ensure compliance with property management standards and regulatory requirements.
Oversee the lease renewal program to maximize resident retention.
Administrative Duties : Maintain proficiency in property management software, including lead management systems and resident portals.
Handle administrative tasks such as data entry, report generation, and operating basic office equipment. Support the General Manager in various administrative and operational tasks as needed.
Market and Area Knowledge : Stay informed about local market trends and competitor activities through site visits and market research.
Maintain thorough knowledge of the community and major competition to enhance property performance and marketing strategies.
Other Knowledge, Skills, and Abilities :
- Exceptional customer relations and communication skills, both in person and via phone / email.
- Proficiency in basic office equipment, bookkeeping, and intermediate mathematical functions.
- Competency in software applications such as Excel, Word, and PowerPoint.
- Strong attention to detail and ability to follow up effectively.
- Flexibility to work outside standard hours, including weekends and after-hours as needed, with a likelihood of exceeding 40 hours per week.
