Salary : $100,00 - $135,000 per year
Job Overview :
The Superintendent's responsibility is to supervise the field construction of a project and to complete the work on schedule, within the budget and to the quality of workmanship specified.
The Superintendent does not have authorization to engage in monetary agreements (contracts, subcontracts, change orders, work orders) In the performance of this function, it us the Superintendent's responsibility to protect and promote JRock's interests in all matters and to do whatever is reasonably necessary to discharge his duties and responsibilities which include, but are not limited, to the following :
Primary Duties for Superintendent :
- Provide leadership, establish and maintain effective working relationships of the on-site staff and promote a positive project morale
- Have a thorough and complete knowledge and understanding of the General Contract, each Subcontract, Drawings, Specifications and Addenda, and to assist the Project Manager in the development of the on-site procedures
- Examine the contract drawings, specifications and addenda for design deficiencies, impractical details and possible code violations, and to bring these to the attention of the Project Manager who will review them with the Architect
- Maintain a professional and positive attitude with Architects, sub-contractors, inspectors, engineers and estimators by striving to successfully resolve questions or issues pertaining to the project
- Assist Project Manager and Scheduling Manager in the ensuring proper man power is on site and project will be completed in a timely manner
- Works closely with the Project Manager in formulation and maintaining the construction schedule, change orders and any issues that may arise throughout the project
- Schedule subcontractor, consultants, and vendors in critical path to ensure timely completion
- Perform quality control duties and responsibilities regarding work being performed
- Coordinate required inspections
- Maintain a daily written log of activities on the jobsite
- Perform Superintendent duties at multiple jobsites
- Ensure subcontractor has corrected all deficiencies identified by project team
- Communicate with project team regarding ASI's, RFI's and Material Submittals
- Direct on-site Construction Safety Program and preside over Weekly Safety Meetings
- Ensure the jobsite is always kept in a clean and organized manner
- Effectively and efficiently manage the completion of all punch lists
Secondary Functions :
- Assist in budgeting
- Assist in obtaining permits or approvals of revisions
- Gather project material submittals and maintain records of approvals on jobsite
- Preside at pre-construction meeting with each subcontractor
- Opening the jobsite at beginning of the day and securing the jobsite at the end of the day
- Assist in hiring process
Qualifications :
- Regular attendance and punctuality is a requirement of this position
- Daily communication with Project Manager
- Daily communication with Scheduling Manager for man power
- Ability to read and understand drawings and specifications
- Ability to physically lift up to 100 pounds
- Ability to visit entire jobsite, including stairs and elevated structures
- Monitoring jobsite general health and safety
- Ability to respond promptly to customers' needs
- Ability to focus on solving conflict, not blaming. Listens well to others, keeps emotions under control, remains open to others' ideas
- Ability to speak clearly, listens and gets clarification, responds well to questions, participates in meetings
- Ability to write clearly, edits work for spelling and grammar. Able to read and interpret written information
- Ability to balance team and individual responsibilities. Gives and welcomes feedback. Contributes to a positive team spirit, supports everyone's efforts to succeed
- Ability to prioritize and plan work activities effectively
- Ability to adapt to changes in the work environment, able to deal with frequent changes, delays or unexpected delays
- Ability to be dependable, follows instructions, responds to management direction, takes responsibilities for own actions, asks for and offers help when needed
- Must be able to travel to jobsites as assigned
