The Company recently raised $458 MM in its latest opportunistic fund, marking a key milestone for the company.
We are looking to hire a Retail Outparcel Development Manager. As part of the Asset Management team, this position is responsible for taking existing unbuilt land in the company’s portfolio and leading new outparcel developments from conception through development to delivery.
Successful candidates will have a proven track record and deep experience in retail pad development.

Requirements
ESSENTIAL RESPONSIBILITIES
- Lead retail pad development from start to finish, including identification, due diligence, financial analysis, zoning and subdivision, design, leasing, construction, and final delivery.
- Conduct feasibility to identify potential pad development and disposition opportunities within the existing portfolio.
- Perform all predevelopment activities including evaluating entitlement likelihood, conducting financial and market analyses (cap rates, current rent market, prototypical layouts, etc.
for underwriting), identifying initial product concepts, and managing environmental, architectural, engineering, and land use studies.
- Direct the entitlement process in collaboration with the broader team. This may include representing the project at hearings and neighborhood meetings, closely coordinating with internal team members, attorneys, planners, architects, engineers, consultants, and local officials.
- Coordinate with architects, engineers, contractors, and other team members to ensure projects are completed on time and within budget.
- Work with other internal business units to gather information and expertise needed to complete projects.
- Prepare and present project updates and reports to senior management.
- Assist in other ad hoc projects as needed, such as the redevelopment of oversized retail boxes and adding drive-throughs to existing buildings.
QUALIFICATIONS :
- A proven track record of single or multi-tenant retail pad development.
- Minimum of 10 years of experience in real estate development and dispositions, with a focus on retail pads.
- Bachelor’s degree in business, real estate, architecture, construction, engineering, or related field.
- Ability to independently drive projects through their entire life cycle.
- Excellent financial analysis and project management skills, with the ability to manage multiple projects simultaneously.
- Strong negotiation and communication skills.
