Summary of Responsibilities

As a key member of the executive leadership team, the COO, DB will assume a strategic and hands-on leadership role in the growth and overall management of the design and construction functions.

The successful candidate will position him or herself as a partner to the CEO and establish credibility throughout the organization as a thought leader that implements effective and efficient solutions.

The COO, DB will have primary day-to-day responsibility for estimating and preconstruction activities, construction project oversight including project management and field management, and internal and external architectural activities.

The COO, DB will continuously evolve the organizational structure of these teams to maximize efficiency, plan and execute our projects with expertise, and mitigate risk.

Further, the COO, DB will value technology and maximize its use to achieve company and departmental objectives. The COO, DB will oversee a team of approximately 95 construction and design professionals who manage projects ranging from $1MM tenant improvement projects to $100 million multifamily projects across a diverse geography.

Essential Job Functions

  • Maximize margin realization on design-build business while maintaining exceptional client satisfaction and non-negotiable safety protocols.
  • Ensure we have appropriate and sufficient subcontractor relationships that promise to maintain a competitive environment for subcontractor awards, are void of conflicts of interest, and generate opportunity for long successful subcontractor relationships as well as for new subcontractors who desire to do business with Al. Neyer.
  • Demonstrate the highest commitment to our people focused approach by attracting, developing, and retaining top talent in the department, with a particular focus on the departmental leadership team.
  • Consistently improve our capacity to grow through employing technology to support the estimating, project management, and architectural functions.
  • Ensure appropriate segregation of duties within the department and across other departments such as legal, development, and accounting.
  • Employ a system of operational oversight that anticipates and detects issues, consistently evaluate and improve the effectiveness of benchmarks for quality, performance, processes, timeliness, and value.
  • Anticipate the staffing demands and advance for consideration and approval increases and decreases to staffing as well as align the company with key third party relationships where expertise or people power are insufficiently met by our internal team.
  • Consistently and reliably be accountable for project forecasting, estimating, budgeting, and cost control.
  • With our risk management team, identify risk and implement insurance and risk mitigation strategies.
  • Cultivate a culture of innovation and learning within the department that promotes us as an industry leader in construction and design methods as well as leadership development.

Qualifications and Experience

Bachelor’s degree or higher, preferably in Engineering, Construction Management, or Organizational Leadership

Minimum 15 years’ experience in the construction of commercial buildings, including at least 10 years leading multi-site, multi-level organizations

Physical Demands & Environmental Requirements

Low physical effort required to sit, stand at files, bend, stoop, lift, and walk. Maximum unassisted lift is 35 lbs. Average lift is less than 10 lbs.

Requires ability to use a keyboard and monitor. Also requires the ability to communicate verbally, both in person and on the telephone.

May require some travel by car.

Average inside office environment. Average office noise levels. No personal protective equipment is required. Ambient temperature is between 68F and 76F.
