Job Description Self Perform Project Manager Expectations / Responsibilities :

Employee Management :

• Supervise and coordinate the activities with foreman
• Ensure that all employees adhere to company policies and safety standards.
• Conduct regular performance evaluations and provide feedback to improve productivity and quality. Quarterly conversations with field staff.
• Schedule manpower with operations manager

Project Management :

• Oversee multiple projects from initiation to completion, ensuring they are completed on time, within scope, and within budget.
• Manage projects where we act as a subcontractor, ensuring seamless coordination with general contractors.
• Develop and maintain project schedules, milestones, and deliverables.
• Coordinate material procurement and subcontractor deliveries.

Estimating :

• Prepare detailed project estimates, including materials, labor, and equipment costs.
• Review and analyze estimates prepared by others to ensure accuracy and completeness.
• Present estimates to clients and negotiate contracts as needed.

Client and Contractor Relations :

• Serve as the primary point of contact for general contractors and clients throughout the project lifecycle.
• Foster and maintain strong relationships with general contractors to ensure successful project outcomes.
• Address any issues or concerns promptly to ensure client satisfaction. Quality Control :
• Ensure all work is performed to the highest standards of quality and craftsmanship.
• Conduct regular site visits to monitor progress and compliance with project specifications.

Reporting and Documentation :

• Maintain accurate and up-to-date project documentation, including contracts, change orders, and project logs (RFIs / Submittals).
• Provide regular project updates to senior management and stakeholders.

Ideal Candidate Requirements :

Qualifications

• Acts with integrity and professionalism.
• Proven experience as a Project Manager in the carpentry or construction industry.
• Strong knowledge of carpentry techniques, materials, and tools.
• Excellent leadership and team management skills.
• Proficient in project management software and Microsoft Office Suite.
• Strong analytical and problem-solving abilities.
• Excellent communication and interpersonal skills.
• Ability to read and interpret blueprints and technical drawings.
• Associates or Bachelor's degree in Construction Management, Engineering, or a related field is preferred.

Training :

All Cosand employees will be trained in their level of employment and safety requirements, this will include on-the-job training as well as classroom training when it applies.

Cosand Construction will provide all the safety equipment and PPE that is needed for the task at hand.

Compensation & Benefits :

Compensation :

o Base : $70,000.00 - $90,000.00 year

o Bonus : Profit Sharing based on Managed Projects
