Our Maintenance departments seeks a building operations supervisor. This role is responsible for leading and supervising both in-house and contracted maintenance staff, testing and repairing building equipment within The Cincinnati Insurance Company’s 1.
4 million square foot multi-campus real estate portfolio located in Fairfield, OH.This role is also responsible for the proper operation and reliability of all mechanical, electrical, plumbing and fire protection systems.
The ideal candidate will have experience with and working knowledge of mechanical, electrical, plumbing and fire protection systems for Class A commercial office buildings with data centers, printing services, cafeterias and wellness centers.
The candidate will also have experience in managing minor projects, interfacing with internal stakeholders and customers, controlling an operations budget, executing an energy management strategy, using facility management IT systems, enforcing safety and risk management protocols, and performing general administrative activities.
Pay Range : The pay range for this position is $90,000-$105,000 annually. The pay determination is based on the applicant’s education, experience, location, knowledge, skills, and abilities.
Eligible associates may also receive an annual cash bonus and stock incentives based on company and individual performance.
Be ready to :
- lead associates and contractors for all mechanical, electrical, plumbing and fire protection services and be responsible for enforcement and accountability of MEPF contracted service-level maintenance agreements
- manage the operations, maintenance, repairs and replacement of : HVAC / R systems and equipment : chillers, heat exchangers, cooling towers, CRAHs, coolant distribution units, boilers, air handlers, pumps, VAV systems, kitchen equipment, water treatment and HVAC controlselectrical systems and equipment : transformers, double ended substations, MCCs, ATS, generators, UPS, PDUs, switchgear, switchboards, panelboards, VFDs, elevators, sound masking systems, access controls, security cameras, distributed antenna system, demand response and lighting controlsplumbing systems and equipment : backflows, domestic water pump packages, USTs, fuel system pump packages, grease interceptor, hot water heaters and grinder pumpsfire protection systems and equipment : fire alarm workstations, FACPs, fire pumps, dry pipe systems, pre-action systems, nitrogen generators, emergency responder radio coverage system, clean agent suppression systems, VESDA and fire extinguishers
- execute various critical maintenance services, such as IR scanning, electrical maintenance and tests, generator maintenance and load bank tests, churn tests, fire protection systems tests and inspections, emergency lighting tests, stack jetting, chiller plant maintenance and boiler plant maintenance
- utilize a Computer Managed Maintenance Software to manage, schedule and document the preventative maintenance, inspection program and work order requests for the MEPF systems at all property locations;
and maintain detailedservice records,equipmentlogs andtrendingreports through common knowledge management protocols
- coordinate and schedule work being performed by contracted vendors for adherence to service contracts, project scopes, code requirements, safety guidelines and industry standards (NFPA, ASHRAE, EPA, OSHA, etc.)
- control MEPF costs by reviewing department invoices, assisting with annual operations budget planning, supporting capital improvement plans and participating in the contracted service agreement awards and renewals process
- analyze electric, natural gas, water and diesel usage to minimize annual consumption while balancing occupant comfort
- perform administrative functions, such as developing annual goals and objectives, approving timecards, managing overtime, on-call coordination, associate reviews, expense card approvals, training associates, developing reports and invoice payment approvals
- manage medium to small scale MEPF projects and provide support for IT, Security, Print Service and general facilities projects
- support the development of department policies, standard operating procedures and method of procedures
- assistandserveasbackuptootherteammembersandperformotherdutiesasassigned
- respond to building emergencies at all properties both during and outside of core business hours
Be equipped with :
- the abilitytoevaluate,readandunderstand equipment and systemdocumentation,suchas construction drawings,equipment manuals, wiring diagrams, schematics, sequence of operations, etc.

Senior Building Operations Supervisor
- Bachelor’s degree
- OSHA 10 hours
- Applied Science degree in applicable discipline (construction management, engineering technologies or similar)
- Advanced-level certifications from IFMA, BOMI, PMI, USGBC or OSHA 40 hours
- Training or certifications on various mechanical, electrical, plumbing or fire protection systems from credible trade schools or manufacturers
- Experience and proficiency in leading complex or large teams
