- On call 24 / 7 to respond to all emergency and non-emergency issues at the facility.
- Responsible for effective cost management associated with maintaining the facility, equipment and furnishings.
- Assist in developing facility operations and maintenance policies, procedures, and work instructions.
- Direct performance of work assignments and review work to be conducted with contractor and verify work has been completed as directed.
- Provide vendor escort to work area and oversee vendor while on premises.
- Provide direction to contractor on facility health and safety requirements prior to commencement of work.
- Review maintenance management system to schedule preventive and on-demand work.
- Develop and maintain energy management system to ensure efficient cost-effective operations.
- Schedule and assign contracted personnel to complete all maintenance in accordance with established intervals.
- Evaluate contractor performance and provide recommendations to senior management.
- Provide weekly reports to department heads on facility condition, assessments, project work, and specific goals for the reporting period.
- Maintain on hand inventory to ensure adequate materials are available to meet maintenance goals.
- Develop short- and long-term facility utilization plans that assure cost efficient facility operations and minimize / eliminate unplanned infrastructure and critical systems downtime.
- Generate work orders for timely completion of maintenance requirements.
- Initiate safety compliance program with contractors and enforce as necessary.
- Obtain knowledge of all facility Standard Operating Procedures and ensure compliance.
- Manage security, alarm and fire suppression / detection systems, and ensure compliance with all applicable standards and codes.
- Perform light maintenance to include but not limited to minor plumbing, lighting, housekeeping, and HVAC maintenance.
