Position Overview : We are seeking a dynamic and experienced Director of Maintenance to oversee the maintenance operations across our portfolio.
The Director of Maintenance will be responsible for ensuring the proper functioning and upkeep of all physical assets, managing maintenance staff, implementing preventive maintenance programs, managing multiple projects simultaneously, and maintaining compliance with safety and regulatory regulations.
Responsibilities : 1.Strategic Planning : Develop and implement maintenance strategies to optimize property performance and enhance asset value.
2.Team Leadership : Supervise, mentor, and train maintenance staff to ensure high-quality service delivery and professional development.
3.Vendor Management : Establish and maintain relationships with vendors, negotiate contracts, and oversee outsourced maintenance services.
4.Maintenance Operations : Oversee the day-to-day maintenance activities, including repairs, inspections, and preventive maintenance tasks.
5.Compliance : Ensure compliance with local, state, and federal regulations related to building codes, safety standards, and environmental regulations.
6.Emergency Response : Develop and implement emergency response plans, coordinate emergency repairs, and ensure properties are safe and secure at all times.
7.Reporting : Prepare regular reports on maintenance activities, budget performance, and key performance indicators (KPIs) for senior management.
8.Customer Service : Collaborate with property managers to address maintenance issues promptly and ensure resident or tenant satisfaction.
9.Continuous Improvement : Identify opportunities for process improvements, implement best practices, and leverage technology to streamline maintenance operations.
Qualifications : *Proven experience in property maintenance management, with at least 5 years in a leadership role.*Strong leadership and team-building skills, with the ability to motivate and develop a diverse team of maintenance professionals.
- In-depth knowledge of building systems, HVAC, plumbing, electrical, and mechanical systems.*Familiarity with property management software and maintenance management systems.
- Excellent communication, negotiation, and problem-solving skills.*Ability to prioritize tasks, manage multiple projects simultaneously, and meet deadlines.
- Knowledge of regulatory requirements and safety standards applicable to property maintenance.*Certification in facilities management (, CFM) or related field is a plus.
