Job Description
KEY ACCOUNTABILITIES :
Provides a timely and effective response to unanticipated facility needs minimizing risks to patient and team members to maintain safety and avoid interruption of service.
Maintains compliance with safety procedures and city, county, state, and national ordinances and codes.
Inspects buildings, systems, components, and other structures to determine functional status of the equipment.
Detects malfunctions and the need for repairs by making notes and recommendations within a standardized maintenance program.
Serves as mentor / coach to other technicians within the department.
Orders parts and maintains required documents.
Performs other work as assigned.
Attends training sessions and seminars to achieve and / or maintain qualifications or certifications.
Performs scheduled and unscheduled maintenance for the following based on qualifications and / or skills :
Electrical equipment including installation, replacement or repair of light fixtures, outlets, switches, electric lighting, ballasts, incandescent and fluorescent bulbs and tubes, sockets, fuses, minor appliances, cords using appropriate hand, power and specialty tools.
Ability to conduct EPSS required testing, work with medium voltage equipment, replace, install, and maintain distribution panels, switches, and performers.
Working knowledge of Automatic Transfer Switches (ATS), controls, and testing.
Plumbing equipment and systems including installation, replacement or repair of faucets, toilets, sinks, eyewash stations, gaskets, valves on equipment, drains and faucets, and miscellaneous repairs.
Assist with maintenance of the potable water treatment equipment and dialysis equipment. Knowledge of liquid oxygen and emergency oxygen backup system, heat exchangers, and sterilizers.
HVAC equipment and systems including replacement of filters, belts, and clean coils, and intake screens, cleaning and replacement of piping and tubing for ice machines and refrigerators, cleaning and sanitizing of water and refrigeration equipment to ensure the facility meets all healthcare environment standards.
Repair, replace, and / or maintain refrigeration equipment, reducing gears on mechanical equipment, troubleshoot VFD, VAV, medical air compressors, vacuum pumps, and any other mechanical equipment related to the physical plant.
Adjust and repair fire / smoke dampers, operational knowledge of Metasys, Temptrack, and other monitoring equipment programs.
Preventative maintenance and schedule repairs as needed.
Power plant equipment and systems (i.e., boilers, hot and cold water systems, chiller plants, water softener systems). Operational knowledge of Metasys, Temptrack and other monitoring equipment programs and ability to program systems.
General building maintenance (i.e., build, install, and / or modify campus workspaces, hang doors, fix locks and handles, move equipment and furnishings) to accommodate user needs and maximize space using various hand, power, and specialty tools, dollies, and hand trucks.
Patient care equipment, fire detection and extinguishing system, and ancillary healthcare systems (i.e., tube system).
Perform system testing and troubleshooting for battery backup systems. Knowledge of electrical power generator and associated fuel systems, uninterruptible power supply systems, SCADA and Power Logic Software programs.
Carpentry work including construction of partitions, ceilings and flooring, repair or replacement of cabinetry, shelves, furniture, doors, and hardware.
Able to construct ICRA barriers.
Prepares surfaces by applying coats of paint, varnish, stain, enamel, or lacquer to decorate and protect interior or exterior surfaces.
Inspects, caulks, and repairs fire and smoke walls. Hangs pictures, banners, frames, etc., according to ThedaCare standards.
Exterior buildings and grounds.
QUALIFICATIONS :
High School diploma or GED preferred
Must be 18 years of age
Licensure or certification in field of specialty as appropriate
Five years of experience in healthcare maintenance or a related field
PHYSICAL DEMANDS :
Ability to move freely (standing, stooping, walking, bending, pushing, and pulling) and lift up to a maximum of fifty (50) pounds without assistance
Job classification is exposed to blood borne pathogens (blood or bodily fluids) while performing job duties
WORK ENVIRONMENT :
Occasional exposure to sharp objects and instruments
Frequent exposure to moving mechanical parts, fumes or airborne particles, toxic or caustic chemicals, and risk of electrical shock
Frequent high noise level in work environment
Possible exposure to communicable diseases, hazardous materials, and pharmacological agents
Occasional contact with aggressive and or combative patients
