This job was posted by : For more information, please see : The Maintenance Technician II-Plumber performs routine and extensive preventative maintenance and repair procedures on buildings, mechanical equipment and utility systems, responsible for installing and repairing water supply systems, storm and sanitary piping, and grease basins.
- This is a Journeyman level position.Complies with all applicable standards, policies, and procedures, including safety procedures and the maintenance of a clean work areaInstall and maintain building water systemsAssemble valves, fittings, tubes and water system appliancesStudy and analyze blueprints and floor plans to understand the plumbing system and water supply system layoutNavigate the assembly and installation of pipes and tubes without interfering with existing infrastructureRepair and replace system issues such as clogged drains, faucet problems, broken drainage lines and so onMaintain current knowledge of state regulations affecting plumbing workWorks closely with contractors on site to ensure work performed meets current plumbing codesSubmits plumbing work permits to County when neededRepairs or replaces defective equipment, components, or wiringReassembles and tests equipment following repairsInspects and tests system to verify system compliance with plans and specifications and to detect and locate malfunctionsDiscusses heating-cooling system malfunctions with users to isolate problems or to verify that malfunctions have been correctedRecords, respond and reports all faults, deficiencies, and other unusual occurrences, as well as the time and materials expended on work orders in HotsosTests pipe or tubing joints and connections for leaks, using pressure gauge or soap-and-water solutionAdjusts system controls to setting recommended by manufacturer to balance system, using hand toolsRecommends, develops, and performs preventive and general maintenance procedures such as cleaning, power-washing and vacuuming equipment, oiling parts, and changing filtersinstalls auxiliary components to heating-cooling equipment, such as expansion and discharge valves, air ducts, pipes, blowers, dampers, flues and stokers, following blueprintsInspects belts, checks fluid levels, replaces filters, greases bearings, seals;
- repairs or replaces broken partsCleans and inspects boiler; treats water with proper chemicalsCalibrates and repairs pneumatic systems, as neededCompletes daily, weekly and monthly checklists on building equipment maintenance procedures and maintains records of scheduled maintenance proceduresMay operate a computer which controls and monitors mechanical equipment and utility systemsResponds to emergencies as required and trainedAssists with the renovation / remodeling of buildings;
