Job Description : n nDescription : The Maintenance Director is responsible for ensuring the community’s physical interior and exterior spaces, as well as grounds, equipment, and living spaces are fully functional, inviting, clean, comfortable and safe for all residents, team members, and guests.

To accomplish these objectives, this position also manages and supervises the day-to-day activities of the Maintenance and Housekeeping departments.

Essential Job Duties : Conduct daily inspections of community grounds and buildings as well as conduct periodic inspection of equipment, tools, and supplies to ensure that team members are completing assignments and that equipment, tools, and supplies are maintained and operable to perform all required maintenance duties and services;
  • assure the community is always presentable for toursManage, plan, develop, organize, schedule, evaluate, and direct the Housekeeping department, its programs, team members, and activities with a spirit of teamwork and open communication;
  • responsible for hiring, supervising, and managing the performance of the Housekeeping department and ensure that all team members wear proper attire and follow established safety regulations in the use of equipment and suppliesDevelop performance standards and processes for the maintenance and housekeeping departmentsManage the department within budgetary guidelines, tracking inventory usage, and ordering supplies when necessaryEnsure compliance with all federal, state, and local regulations concerning the community and groundsCoordinate maintenance requests and maintenance logs of resident apartments including repairs, plumbing, furniture, electrical, heating, and replacement of light bulbsManage outside vendors and contractors, securing bids and scheduling needed work on special projects tracking all maintenance expenditures and proceduresOversee and educate on OSHA policies and procedures, SDS information, and conduct fire drills with staff regarding safety and emergency procedures to ensure compliance and safetyAssist, as needed, with the moving of residents during emergency situationsDisplay a positive and professional image through behaviors and actions and maintain high standards of personal appearance and grooming, including wearing professional clothing and / or uniform and a name tag when workingRequirements : 5+ years of related maintenance experience;
  • demonstrated mechanical and troubleshooting ability to repair washers / dryers / heating / refrigeration units / ice machines, paint interior and exterior surfaces and structures, and repair minor plumbing / electrical / carpentry issues, within a senior living, property / community management, hospitality, or related environment required1+ years of supervisory experience including training and supervising staff and developing and managing budgets requiredAbility to lift (15-20 pounds), stand, kneelTechnical maintenance training and / or certifications strongly preferred;
  • High School Diploma or equivalent preferred; Associates or Bachelor’s degree a plusAbility and willingness to drive the community vehicle(s);

must possess a valid driver’s license issued in the state of residenceAbility to deal tactfully and professionally at all times with team members, residents, family members, visitors, and the general publicExcellent verbal and written English communication skills including the ability to speak in front of small groups of people with the ability to explain and communicate complex ideas to a wide audience (employees, residents, family members, the general public, etc.
