DESCRIPTION

Facilities Project Manager with experience who is responsible for coordinating all phases of building projects and facilities modifications, from establishment of design concepts through design implementation, or coordinates specialized and critical components of projects.

Acts independently, receiving guidance at each key phase of the project. Demonstrates good judgment in selecting methods and techniques for obtaining solutions.

This position will focus on building commissioning projects and sustainable energy strategies. This position represents Facilities Management interests during the concept, design, construction, startup and warranty phase of new construction and renovations with a focus toward life-cycle-costs and improving maintainability and operability with a cost range up to $500 Mil.

Assist in management of building commissioning, energy management, and fleet services programs for UCSD with an emphasis on environmental and sustainable policy and practices for the Facilities Management division.

Prepare bid packages and all required contracting documents to hire contractors. Facilitates Comprehensive Plan review of construction documents and specifications for all Major Capital Projects.

Identifies opportunities and initiatives to improve the environmental management of building and energy system operations.

Initiates and maintains strong customer service philosophy.

Participate and provide leadership to department Project Management Group. Provide leadership and participate in department and campus-wide Computer Aided Facilities Management (CAFM), Transition to Operations (T2O) and Computerized Maintenance Management System (CMMS) programs including network administration;

WEB based data exchange and complete Computer Aided Drafting and Design (CADD) and Building Information Modeling (BIM) services.

Provides information on existing systems and conditions and coordinates between the construction office and other university departments during the construction of a new building / renovation projects.

Develops commissioning plans and specifications, conducts on-site commissioning meetings, and develops installation verifications and functional performance documentation and testing protocols.

Initiates and maintain strong customer service philosophy.

Building Commissioning & Sustainability programs include LEED (Leadership in Energy and Environmental Design), new and existing construction, renewable energy, alternative fuel / vehicle options, water conservation, and material reuse programs.

The Sr Building Commissioning & Sustainability Project Manager (PM) will assist in Total Life Cycle Building Commissioning for new construction, renovation, and tenant improvement projects.

QUALIFICATIONS

Bachelor's degree in a related discipline and progressive professional years experience or equivalent combination of education and experience.

Thorough working knowledge of building and construction, design, construction contract administration and California Building Codes, including full understanding of industry practices.

Ability to understand, interpret and adhere to California Building Codes & public laws. Ability to inspect buildings and other structures and prepare reports making recommendations for needed repairs / replacements.

Ability to interpret blueprints and specifications. Solid knowledge of maintenance materials.

Thorough project management skills, including skill to manage complex projects. Experience managing all phases of project management, including : budget, design, bid preparation, construction, inspection and commissioning.

General familiarity of all skilled trade areas.Skilled at preparing plans and specifications for competitive bidding.

Familiar with all ADA requirements and Title 24 codes.

Thorough knowledge of the organization, including its infrastructure and short and long range strategic building plans. Ability to understand and apply University and Departmental policies and procedures.

Thorough skills in problem recognition / avoidance / resolution. Skill to analyze assignments and projects, gather data and information, determine and evaluate solutions or alternatives and provide recommendations.

Ability to work effectively in a service oriented environment subject to frequently changing priorities utilizing problem solving skills and sound judgment.

Ability to be "client focused" and provide the best customer service possible.

Thorough organizational and analytical skills including skill to provide high quality control. Detail oriented to accurately proof contracts and other documents.

Ability to coordinate and inspect the work of contractors following specific deadline / timeline criteria.

Thorough written, verbal and interpersonal communications skills including high level political acumen. Ability to effectively communicate verbally, in writing and electronically.

Proven ability to manage contractors and maintain compliance to the agreed-upon scope of work and budget. Knowledge and skills to estimate projects utilizing MEANS computerized estimating packages.

Work collaboratively with project teams to maintain project budgets. Participate in standards and scoping meetings to ensure the best value for the University.

Knowledge of practices regarding Affirmative Action in awarding project contracts.

Ability to effectively work individually or in teams as well as with diverse groups.

SPECIAL CONDITIONS

DOJ / FBI background check and DMV clearances required prior to hire.

Must have access to reliable transportation and / or a valid driver's license for travel to various University locations.

This position may be required to be on campus during emergency or major utility service interruptions.

May be assigned to work in or around morgues, gross anatomy and pathological laboratories where human and animal bodies or parts thereof may be exposed to view of worker.

Pay Transparency Act

Annual Full Pay Range : $82,500 - $151,500 (will be prorated if the appointment percentage is less than 100%)

Hourly Equivalent : $39.51 - $72.56

Factors in determining the appropriate compensation for a role include experience, skills, knowledge, abilities, education, licensure and certifications, and other business and organizational needs.

The Hiring Pay Scale referenced in the job posting is the budgeted salary or hourly range that the University reasonably expects to pay for this position.

The Annual Full Pay Range may be broader than what the University anticipates to pay for this position, based on internal equity, budget, and collective bargaining agreements (when applicable).
