Responsibilities
- Cultivate and maintain relationships with existing and potential clients, architects, engineers, and subcontractors to generate new business opportunities and expand the company's project portfolio.
- Conduct market research and analysis to identify emerging trends, potential clients, and upcoming projects in the Portland area.
Use this information to develop targeted marketing strategies and tailor proposals to meet client needs.
- Participate in negotiations with clients, subcontractors, and suppliers to secure favorable terms and agreements that support project objectives and profitability.
- Lead pre-construction efforts from project conception to the start of construction, including but not limited to conceptual estimating, value engineering, constructability reviews, scheduling, and logistics planning.
- Collaborate with the business development team and participate in client meetings to understand project requirements, objectives, and constraints.
Provide input on project feasibility, potential challenges, and opportunities to add value.
Manage the preparation and submission of accurate and competitive bids and proposals, ensuring alignment with project scope and specifications.
Conduct thorough analysis of project documents, drawings, and specifications to develop detailed cost estimates.
- Conduct thorough site assessments and feasibility studies to identify potential risks, constraints, and opportunities.
- Develop and maintain strong relationships with subcontractors, suppliers, and vendors to solicit competitive bids and ensure timely delivery of materials and services.
- Lead the development of detailed project budgets, cost estimates, and schedules, utilizing industry-leading software and methodologies.
- Provide technical expertise and guidance to the project team throughout the pre-construction phase, resolving design conflicts and optimizing project plans for efficiency and value.
- Coordinate with internal departments, including design, engineering, and procurement, to ensure seamless transitions from pre-construction to construction phases.
Provide input on project scheduling, staffing, and resource allocation.
Stay informed about industry trends, best practices, and emerging technologies in pre-construction and construction management.
Qualifications
- Bachelor’s degree or diploma in construction management, engineering, architecture, or related field
- Minimum of 8 years of experience in pre-construction management or related roles within the construction industry preferred.
- Demonstrated experience implementing a strong safety culture by application of health, safety, and environment principles and legislation.
- Strong knowledge of construction methods, materials, and building codes.
- Proficiency in construction project management and estimating software (e.g., Procore, Bluebeam, PlanGrid, OnScreen Takeoff) and scheduling tools (e.g., Primavera P6).
- Proficiency in marketing / business development software (e.g. Salesforce).
- Working knowledge of Microsoft Office Suite, project management and scheduling software, with a strong aptitude for adopting new technology.
- Excellent communication, negotiation, and leadership skills.
- Ability to effectively manage multiple projects and priorities in a fast-paced environment.
- Experience working with diverse project teams and stakeholders.
- Ability to identify and manage risk and opportunities during project preconstruction.
- Ability to establish and maintain effective relationships with key stakeholders and decision makers.
- Familiarity with sustainable construction practices and LEED certification is a plus.
