About the Company :

We are seeking a General Manager (GM) to oversee complete operations of a student housing portfolio in Southern New Hampshire.

The GM will be directly responsible for property management services of an assigned portfolio. The GM will be responsible for all daily activities and all resources related to the portfolio and oversee a team of property managers, leasing managers, office staff, and a maintenance division.

The GM must have the ability to lead by example, focus on day-to-day operational excellence and ensure that all budgeted, financial and operational goals are met.

Responsibilities :

  • Provide leadership into the development of budget(s) for the property by analyzing and evaluating financial statements, reviewing current and projected marketing information, and accessing operational reports that establish historic and predict performance patterns.
  • Meet targeted revenues by setting rent rates, ensuring rent and fees are collected and posted in a timely manner, making financial bank deposits, and preparing and reviewing monthly financial status reports.
  • Approve invoices from vendors, contractors, and service providers for payment by reconciling work performed or products purchased, ensuring validity of certificates of insurance, coding charges to appropriate GL codes, and managing communication between the vendor / contractor, accounting, and the client / owner as needed.
  • Control expenditures by staying within the constraints of the approved budget.
  • Oversee the lease enforcement process by approving prospective resident applications, discounts, and renewal leases, conducting periodic apartment inspections, following proper notice requirements, evicting residents, and imposing and collecting late fees and other charges as allowable and stated in the terms of the lease.
  • Establish relationships with the appropriate housing and student affairs officials and others affiliated with the academic institution(s).
  • Stay informed about policies that may impact the community and residents, developing policies and guidelines for residents, communicating regularly with university representatives, and ensuring the community’s compliance with pertinent regulations.
  • Gather, analyze, and interpret current market and economic trends that may impact the property and implements short- and long-range marketing and leasing strategies to achieve the property’s occupancy and revenue goals.
  • Promote resident satisfaction and retention by responding to complaints, questions, and requests in a timely manner, and taking appropriate action to resolve and address service issues.
  • Ensure the property’s maintenance team members comply with the Company’s standards with respect to responding and completing resident service requests.
  • Conduct regular property inspections and take appropriate actions to ensure that the physical aspects of the property, grounds, buildings, and amenities meet established standards for safety, cleanliness, and general appearance and appeal.
  • Supervise property staff by interviewing, hiring, orienting, and training employees, and managing their performance in accordance with Company policies, values, and business practices.
  • Assist in managing the client / owner relationship by meeting with the owners, conducting property tours, providing updates and information about the property’s performance, and responding to owner requests as needed.
  • Monitor and understand new trends and changes in the industry and area(s) of responsibility by attending internal and external training classes, apartment association meetings, and other events, and accessing other information sources.
  • Complete various human resources, financial, administrative, and other reports, and analysis, and performs other duties as assigned or as necessary.

Qualifications :

The ideal candidate will have a BA / BS and 15 years of supervisory and management experience. Leadership qualities for this position must be exceptional.

Any candidate must have demonstrated leadership experience and an ability to work well and get along with all types of personalities.

A successful candidate must be able to delegate responsibilities, while also being hands on and leading by example.
