EssentialFunctions :
- Reviewmonthly property financials prepared by thirdparty propertymanagement.
- Communicate and interactwith thirdparty property managementteam.
- Work with property managementto obtain variance report narrative and provide month over monthquarterly and annualanalysis.
- Create and maintainproperty financials dashboards. Maintain balance sheetreconciliation for all properties on a monthlybasis.
- Note exceptions trendsextreme over / under budgetconditions.
- Monitor and report debtservice coverage ratios for properties with suchcovenants.
- Monitor tenant AR detailsfor nonpayments delayed payments and other irregularities andassist Asset Management in identifying collectionissues.
- Track assigned propertybudgets to identify and discuss any cost / budget issues with AssetManagement.
- Review / prepare andpropose property related journal entries to accurately account forall costs.
- Assists with preparationof yearend work papers for properties to facilitate audit and taxreturn preparation.
- Prepares andengages best practices for property accountinganalysis.
- Provide ad hoc analysisand reporting as needed.
- AssistAsset Management Department with special accountingtasks.
- Work and collaborate withaccounting asset management and thirdparty property managerteammates.
Requirements
MinimumQualifications :
- BAor BS in Accounting Finance or relatedfields.
- 35 years of accountingexperience inCommerical or Industrial Real Estate accounting orexperience in accrualbased accounting for residentialproperties.
- Thorough understandingof generally accepted accounting principles and fixed assetaccounting.
- Demonstrated experiencewith preparing financial statements and monthly varianceanalysis.
- Demonstrated ability towork with minimalsupervision.
- Technical skillsrequired Microsoft Word Excel OutlookNetSuite.
- Understanding of realestate tax issues.
- ExcellentInterpersonal verbal and written communicationskills.
- Ability to work within ateambased environment.
- Ability tohandle multiple tasks.
- Planning andorganizational skills.

Minimum Qualifications : BA or BS in Accounting, Finance or relatedfields. 3-5 years of accounting experience inCommerical orIndustrial Real Estate accounting or experience in accrual-basedaccounting for residential properties.
