Assistant Community Manager – Asset Living

Responsibilities
Financial Management
- Post payments and income from applicants, current residents, and non-current residents accurately and timely.
- Process and reconcile daily accounts receivable; monitor and follow up on bad debt, including late notices, resident / guarantor contact, and evictions.
- Assist the property in meeting budgeted revenues, expenses, and Net Operating Income.
- Post charges to resident and non-current resident accounts; bill back utilities where applicable.
- Handle end-of-month closing procedures and reporting; maintain organized records and audit resident files.
- Inspect units, post move-out charges, statements, and security deposit refunds.
Personnel Management
Regular / daily onsite attendance is required.Screen, hire, train, coach, and develop onsite staff; ensure effectiveness through ongoing training and guidance in compliance with Asset training benchmarks.Promote harmony and quality job performance; ensure staff compliance with company policies and procedures.Support leasing strategies and ensure effective follow-up, lease signing / documentation, and up-to-date reporting systems.Implement marketing strategies per the annual marketing plan; address resident complaints and requests to ensure satisfaction.Develop and implement resident retention programs (e.g., events, promotions, monthly newsletters).Show, lease, and move in prospective residents.Administrative Management
Manage customer service and monitor maintenance service request turnaround.Maintain property appearance and inspect for timely repairs; supervise related business functions and resource planning (bids, vendor pricing, and contractor coordination).Education / Experience
High School Diploma or equivalent; Bachelor’s degree preferred, or two years’ experience in the housing industry, or one to two years related experience and / or training, or equivalent combination of education and experience.Ability to perform onsite software functions; basic computer skills required.Basic knowledge of Fair Housing Laws and OSHA requirements.Physical Requirements
Regularly required to remain in a stationary position, may stand or sit for long periods, and communicate with others; may involve repetitive motions.Frequent movement about the property; occasional climbing ladders, stairs, and scaffolding; work in various environments including tight spaces and outdoor conditions.Work in environments with potential hazards and the ability to lift / move objects up to 25 lbs; may require overtime, weekends, or night hours in emergencies.Salary Range : $30 per hour to $32 per hour
