Project Manager Commercial And Concrete
Based in Columbus, our client has been an established brand in Ohio Construction since the early 1900's. They do $250M+ in revenue and employ over 300 people allowing the to oversee a diverse portfolio that includes General Construction, Waste-water Construction, Concrete Construction, and Design Build services. Project Manager Responsibilities
The Project Manager will be responsible for :
- Establishes effective communications with the client, architect, engineers and contractors
- In conjunction with the Estimating and Accounting Departments, initiates cost control and reporting procedures.
- Ensures that a project safety program is established and carried out using current company guidelines.
- Ensures that weekly safety audits are regularly performed. Regularly reviews the project for safety related issues and ensures any safety issues are immediately addressed.
- In conjunction with the Superintendent and Project Engineer, ensure that an initial project schedule is issued. The Project Manager has ultimate responsibility to ensure an initial schedule is issued and corporate scheduling policies are followed. Actively manage the schedule including the critical path and all milestones to ensure project completion goals are exceed or met.
- Initiate project controls and documentation (daily, weekly & monthly reports, RFI's, field orders, minutes and correspondence.) Oversee and ensure these are maintained through the life of the project.
- Complete pre-award conference checklist, exhibits and draft subcontracts and purchase orders. Ensure all proposed subcontractors are pre-qualified.
- Formulate goals and objectives of the project and illustrate them in detailed project schedules of both time and values. In conjunction with the Project Executive or Regional Operations Manager, review with the team and identify baseline profit goals and submit to the Operations Manager and Business Unit Vice President.
- Coordinate staffing requirements with the Regional Operations Manager and / or General Superintendent.
- Manage financial aspects of contracts, including changes orders, applications for payment, contractor and supplier payments, equipment rentals, back charges, etc. Prepare a monthly financial projection and attend a monthly financial review with the Vice President of Operations or Regional Operations Manager.
- Monitor and control construction activity and represent the company at project meetings. Set up post award pre-construction meetings with large, key sub-contractors and perform a "page turn" review of the project with the designated team.
- Prepare and participate in a post-project evaluation to carry "lessons learned" to future projects.
- Take lead on quality control and ensure measures are taken within policy. Oversee control logs, deviation reports and other QC measures to ensure not only deviations are acknowledged but resolved in a timely manner. Oversee that all appropriate as-builts are received and submitted in a timely manner.
- Actively mentor the project team and assist younger staff where appropriate to ensure long term company success.
- Establish early closeouts goals and oversee the closeout process to ensure timely closeout, warranty and final as built submission and final payment are achieved in a timely manner.
- Perform additional assignments as directed by Project Executive and / or Regional Operations Manager

The Project Manager will have :
