Job Description : Position Title : Senior Leasing Associate Reports to : Property Manager Summary of Position : We are seeking a highly motivated and experienced Senior Leasing Associate to join our team at Chapman Management Group.
The ideal candidate will have a strong background in leasing and experience with tax credit properties. The Senior Leasing Associate interacts directly with prospective and current residents by marketing, showing, and leasing apartment homes in a courteous and prompt manner.
Duties & Responsibilities : Conduct tours and showings for prospective tenants. Manage the leasing process from initial inquiry to lease signing.
Screen and qualify potential tenants, including verifying income, credit history, and references. Maintain accurate and up-to-date tenant records.
Ensure compliance with all fair housing laws and company policies. Oversee the move-in and move-out process, including lease renewals.
Work closely with property management to address tenant concerns and maintenance issues. Develop and implement marketing strategies to attract new tenants.
Monitor and report on leasing metrics and performance. Prepare the property for receiving guests prior to the time designated for opening the office in accordance with established procedures.
Aggressively sell apartment homes and services with an acceptable closing ratio to achieve established goals and exceed budgeted occupancy percentages.
Assist with the day-to-day operations of the community, including answering the phone, taking work orders, data entry, planning / hosting resident functions, and creating community newsletters.
Maintain an accurate inventory of apartments available to rent, a list of prospective residents, and current information concerning renewals.
Contact current residents in person and by written correspondence to renew leases. Prepare all lease-related documents, move-in, and welcome packages.
Explain all lease documents to new and existing residents. Ensure all documents are completed accurately prior to resident move-in.
Conduct pre-qualifications and rental verifications of prospective residents in accordance with company and housing rules and regulations.
Follow established policies and procedures in the qualification, screening, and acceptance of applicants for residency. Assist with move-in / move-out procedures by inspecting units prior to resident move-in to ensure units are clean and rent-ready.
Requirements : Bachelor’s degree in Business, Real Estate, or a related field. 3+ years of experience in property management or leasing, with a focus on tax credit properties.
Strong knowledge of fair housing laws and regulations. Excellent communication and interpersonal skills. Ability to work independently and as part of a team.
Proficiency in property management software and Microsoft Office Suite. Detail-oriented with strong organizational skills.
Sales and customer service experience. Property management software and Low Income Housing Tax Credit (LIHTC) experience preferred.
